Check-In

Check- In’s for Campsites is 1pm , Check In’s for Cabins is 3pm. Specific campsites or cabins may be requested, but are not guaranteed.

Check-Out

Check out time for RV sites is 12pm , Check out for Cabins is 11am. If you are more than 30 minutes late checking out Sweetwater Sights has the right to change a penalty/ service fee of $25 dollars for delaying the paid cleaning crew.

Please make arrangements prior to 10 a.m. if staying an extra night.

Quiet Hours

Quiet hours are from 11 p.m. to 7 a.m.

Conduct

Disorderly conduct, drunkenness, illegal drug use, obscene language, obnoxiousness, disruptive behavior will not be tolerated. They will be the reason for immediate eviction without a notice. Illegal Drug of any form are prohibited on the property of Sweetwater Sights RV Park/ Cabins. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person(s) knowing of any illegal activity are encouraged to notify management immediately.

Tables/ Rugs

Limit of one (1) picnic table per campsite.

Large area outdoor rugs are prohibited on campsites. A small mat (24" x 24" maximum) is allowed at the base of your stairs. For safety reasons Clotheslines are not allowed, Electric Space heaters are not allowed- no cheaters or pigtails boxes allowed.

Sewer

Sewer/ Water Connection: A positive sewer seal at both ends of sewer hose is required. We are not liable for any accidents/ damage related to water pressure or inappropriate sewer/ water hook ups.

Tent Guests

2 people per tent site- see office for fee's for additional occupants

Vehicles (Campground Staff reserves the right to limit additional vehicles per campsite)

2 vehicles per campsite/ cabin. All vehicles must display a valid Campground parking permit. A vehicle without a proper parking permit is subject to tow at owner's expense. Vehicles must not block the road or adjacent campsite(s). The speed limit is 5 MPH.

Visitors (Campground Staff reserves the right to limit additional vehicles per campsite)

Day or night visitors must register at the Campground Office and purchase a Campground parking permit.

Children

We want the children to be safe and have a good time but always under the watchful eye of a parent or guardian. Please use good judgment if you decide to leave your children at the park when you are gone. We are not responsible for their safety or welfare. You are liable for their behavior. Parents are responsible at all times for their children’s safety and behavior. Please supervise small children in showers and restrooms, and near creek AT ALL TIIMES and do not allow children to play in the roadway.

Pets (All pets must be registered with the Campground Office)

Animals must be kept on a leash at all times and may not be left unattended at the campsite. Animals may not be tethered to utility fixtures, picnic tables, trees or fences. Animal waste must be picked up by the pet owner. Additional fee's may be imposed if animal waste is not picked up by pet owner. Initial fee $50.00, if the issue persists you may be asked to leave the property without a refund.

I hereby agree to the following regulations and conditions relating to my dog while camping at Sweetwater Sights LLC Park/ Campground with my dog.

Excluded Areas - I agree to keep my dog out of the following areas including, but not limited to, food and beverage areas, playgrounds and pavilions.

Excluded Dogs/ Animals - I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to their young age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.

Supervision - I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to have my dog with me or a designated individual at all times, and understand that I may not leave the dog unattended in the cabin or at the campsite. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Campground.

Vaccinations - I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments. This must be presented before arrival and before the dog/Animal will be allowed on the premises.

Disturbances - I agree that, should my dog/animal create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.

Assumption of Risk and Release - I understand that my permission to have my dog/animal at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my dog/animal is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s/ animal presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.

Acknowledgment - By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.

I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.

Restrooms and Showers

2 Family Restroom/ Shower facilities are available. Due to Board of Health Regulations, animals and the washing of dishes are prohibited in the restrooms.

Non-Fire Campground

Personal charcoal and propane grills are permitted. Do not put hot coals in garbage containers. Fireworks are prohibited on the Campground premises and on the property.

Garbage

Help us stay clean by depositing all garbage in the dumpsters located throughout the Campground. Dumpster is located in the park for personal trash only. All garbage must be bagged and tied, boxes broken down. DO NOT leave trash outside by your RV. Cleanliness of the park is important to us. Sites are to be kept clean and orderly, as determined by management.

Water

Washing vehicles in the park is prohibited, however keeping your RV clean and in good repair is required.

Amenities

Internet: We intended to provide Wireless Internet for our guests only. Sweetwater Sights is not responsible for the operations of this service. Sweetwater Sights RV Park/ Camp is not agreeing to provide wireless internet but we will do our best to provide this amenity.

Liability

All park facilities and equipment of the park is intended for the convenience of the guests. Any and all persons using the facilities do so AT THEIR OWN RISK and consent. The Park management/ Owner is NOT Responsible for accidents/ damage due to but not limited to fire, theft, wind ,power surges , water pressure, flood, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all individuals or pets at their site/ cabin and for any/ all damage to the park property.

Cabins/ Campsites

You must be at least 21 years old to reserve a cabin/lodge. If a reservation is canceled more than 3 weeks prior to the arrival date, a full refund is issued, less a $25 transaction fee; or camp credit in the full amount can be elected. For a cancellation of a reservation more than 2 weeks, but less than 3 weeks, prior to the arrival date, camp credit for 50% of the payment is issued and the balance is forfeited. For a reservation canceled less than two weeks prior to the arrival date, the full amount of the reservation payment is forfeited to Sweetwater Sights.

Campsites: You must be at least 21 years old to reserve a campsite. If a reservation is canceled more than 2 weeks prior to the arrival date, a full refund is issued, less a $25 transaction fee; or camp credit in the full amount can be elected. For a cancellation of a reservation more than 1 week, but less than 2 weeks, prior to the arrival date, a camp credit for 50% of the payment is issued and the balance is forfeited. For a reservation canceled less than one week prior to the arrival date, the full amount of the reservation payment is forfeited to Sweetwater Sights.

As a participant in a recreation activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Sweetwater Sights, LLC on Old Sweetwater Road Robbinsville, NC its owners and agents (collectively, Sweetwater Sights Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Sweetwater Sights property, facilities, amenities,(collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Sweetwater Sights, LLC, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Park/ Camp by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Sweetwater Sights, LLC makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Sweetwater Sights, LLC on Old Sweetwater Rd Robbinsville, NC, its owners and agents (collectively, “Sweetwater Sights Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Sweetwater Sights Park Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.

The Premises are privately owned and The Sweetwater Sights LLC RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Sweetwater Sights, LLC reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Sweetwater Sights rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Sweetwater Sights and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.

I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such date communicated to me. If I fail to pay the total due, I agree that Sweetwater Sights LLC may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.

Sweetwater Sights may collect and use your personal information to operate our Park and deliver services you have requested. Sweetwater Sights also uses your personal information to inform you of other products or services available from Sweetwater Sights. Sweetwater Sights Does not sell, rent or lease its customers lists to third parties. Sweetwater sights / websites will disclose your personal information, without notice, only if required to do so by law or in the good faith belief that such action is necessary to: a.) conform to the edicts of the law or comply with legal process served on Sweetwater Sights or the site, b.) protect and defend the rights or property of Sweetwater Sights; and c. Act under exigent circumstances to protect the personal safety of users of Sweetwater Sights or the public.

Assignment

I hereby agree that I will not assign this lease or sublet the Premises in whole or part. I understand I am also specifically prohibited from sharing or renting out the premises through services such as AirBnB, VRBO, etc.

Additional Terms for Rental Units

I understand and agree as follows:

At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed at the curb, all kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, refrigerator, stove and countertops are to be wiped clean; otherwise, Sweetwater Sights LLC Management may charge my credit card with an additional cleaning fee. I understand and agree that if I leave the rental unit in an unreasonably filthy condition, permit a pet to occupy a rental unit not designated as pet-friendly or smoke in a rental unit, Sweetwater Sights LLC Management may charge my credit card for the cost to professionally clean the rental unit ($250 minimum charge).

All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout. All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Sweetwater Sights Management. Damages for which I will be responsible include, but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, and ripped or torn mattresses or covers.
